During the fourth quarter board meeting on October 14, 2025, a commercial vehicle resolution was adopted to clarify and support the existing CC&Rs. This defines what qualifies as a Commercial Vehicle and outlines the process for parking approval for residents whose vehicles may not fit inside their enclosed garage: "A Commercial Vehicle shall be defined as a vehicle that is used for business purposes, displays business signage, has commercial equipment or tools visible, or is registered as a Commercial Vehicle with the State of Arizona. Commercial Vehicles with a GVWR (Gross Vehicle Weight Rating) or combined vehicle and trailer weight of 10,001 pounds or more shall be subject to off site parking."
Enforcement and inspections will begin on January 1, 2026, allowing residents time to review their parking situation and gather any needed documentation in advance.
If a Commercial Vehicle does not fit in the enclosed garage, homeowners may submit photographic documentation for evaluation prior to receiving written approval to park on the driveway as an alternative parking area. To request this parking variance for your commercial vehicle, please complete the application below and upload documentation demonstrating that the vehicle does not fit within the enclosed garage.
The application must include a picture of the subject vehicle. If you encounter any issues uploading your documentation, please complete the application and email your media directly to your community manager, Vanessa Lopez, at vlopez@ccmcnet.com.
